Established in 2014, the hiring company provides integrated Property & Asset Management services, financial administration, technical consultancy, legal support, and commercial leasing services. The managed portfolio includes: office buildings, retail spaces, residential projects, logistics parks, and industrial properties.
- Hybrid (2 days remote / 3 days from the office: Pipera, CUBIC CENTER Building)
1. Role Purpose
The role focuses on coordinating financial activities and financial control, holding the responsibility to ensure that all transactions and financial events related to the four legal entities are identified, fully documented, and correctly recorded by the external accounting firm.
Note: Does not involve posting accounting entries or direct operational accounting activities.
Serves as the main point of contact between operational teams, external service providers, tenants, and the external accounting firm, ensuring compliance with Group requirements and statutory Romanian regulations.
2. Requirements
- Higher education degree: Accounting, Finance, Economics, or Business Administration.
- Minimum 3–5 years of experience in accounting, finance, audit, or financial reporting.
- English language – advanced level.
- Advantage: Experience in real estate, Property Management, or Asset Management / Direct experience working with external accounting firms.
- Good understanding of VAT and Corporate Income Tax (CIT).
- Experience in reviewing trial balances and financial statements.
- Practical experience in monthly financial closing processes.
- Advanced MS Excel skills.
- Excellent capacity to verify and audit accounting data.
3. Responsibilities
- Coordinates the collection of all supporting documents for expenses (supplier invoices, contracts, service agreements, utilities) from internal stakeholders and vendors.
- Verifies documentation for completeness and ensures all necessary approvals have been obtained.
- Forwards accounting documents to the external accounting firm in a timely manner for posting and tax processing.
- Ensures that all transactions are strictly recorded in the corresponding accounting period.
- Monitors lease agreements and maintains an up-to-date record of contractual conditions for all tenants.
- Tracks rent, indexation adjustments, contractual amendments, and any other changes impacting revenue.
- Ensures monthly revenue information is complete and accurately communicated to the external firm.
- Coordinates the collection of supporting documentation regarding tenant-rebilled costs, common area maintenance (service charges), and other revenue sources.
- Acts as the primary liaison with the external accounting firm and monitors the correct and timely processing of entries.
- Reviews monthly Trial Balances for all 4 legal entities.
- Follows up on and resolves outstanding accounting issues, discrepancies, and prepares AP (suppliers) and AR (clients/outstanding balances) reports.
- Coordinates the timely and accurate submission of tax returns: VAT, corporate income tax, withholding tax (WHT), local taxes, and other statutory obligations.
