Job description
We are looking for a Construction Manager in Bucharest who will be responsible for the entire residential construction lifecycle—from site handover to
commissioning—ensuring strict adherence to the budget, timelines, and technical requirements.
Duties and Responsibilities
- Use working time exclusively for job tasks: Maintaining full focus on project goals during work hours and avoiding personal distractions to maximize team productivity.
- Take over the site: Inspecting initial ground conditions, taking precise measurements, and identifying any potential technical or logistical issues early on.
- Organize and schedule works: Creating execution schedules and coordinating daily resources to ensure a steady workflow without downtime.
- Manage subcontractors: Monitoring third-party companies to ensure they meet tight deadlines and uphold contractual quality standards.
- Manage material supplies: Planning, receiving, and properly storing materials to ensure they are available on-site exactly when needed.
- Perform primary accounting: Centralizing and verifying financial documents (invoices, delivery notes, timesheets) to maintain strict control over operational costs.
- Monitor quality parameters: Continuously checking ongoing work against technical specs and regulations to prevent structural or aesthetic defects.
- Record ongoing works: Keeping daily records of progress through site journals and reports to maintain transparency with the client.
- Perform final measurements: Taking exact measurements upon completion of each stage to confirm the actual quantities of work done for billing.
- Client Relations & Project Closure
- Handle client complaints: Resolving client feedback quickly and professionally to maintain trust and ensure satisfaction.
- Manage site clearance: Clearing all waste, remaining materials, and temporary structures at the end of the project to leave the site ready for handover.
- Ensure budget and schedule compliance: Monitoring costs and deadlines continuously to prevent budget overruns or project delays.
- Ensure quality of works: Delivering a durable, safe, and high-quality final product that meets engineering standards and client expectations.
- Perform other related tasks: Remaining flexible to handle unexpected issues or administrative duties that naturally arise in daily site operations.
- Ensures the alignment of execution plans with resource availability
- Coordinates the process of obtaining the necessary permits and authorizations for the project development, collaborating with the competent institutions.
- Coordinates the project team, subcontractors, and suppliers involved, ensuring efficient communication among all participants.
- Efficiently allocates human resources, materials, and equipment required to optimize costs and execution duration
- Oversees compliance with execution deadlines and quality standards established in the contract
- Monitors daily work progress, identifies potential delays or issues, and proposes operational solutions
- Identifies early technical or organizational risks that may affect the project and develops prevention and mitigation plans.
- Develops periodic progress reports regarding the project, which include technical and qualitative indicators, and presents them to management
- Organizes and leads daily and weekly coordination site meetings regarding execution with the site team and subcontructors, establishes the action plan, and tracks its implementation
- Manages official correspondence related to the execution of the project and compiles the necessary documentation for reporting stages to competent institutions
- Ensures compliance with health and safety at work (SSM) norms and environmental protection legislation specific to construction sites and energy facilities.
- Monitors the implementation of quality procedures and verifies compliance with technical standards applicable in the cogeneration field.
- Adopts corrective measures when non-conformities are identified and ensures they are remedied as quickly as possible.
- Promotes a culture of quality within the team, aiming for the execution of works at a high level of precision and safety.
Requirements
Education: Higher education in the field
Experience in the residential construction sector minimum 10 years
Other specific requirements:
